The "Hospital of the Holy Spirit" Foundation is planning the renovation of the granary in Schwäbisch Hall as a legally independent client. GWG Grundstücks- und Wohnungsbaugesellschaft Schwäbisch Hall mbH (Schwäbisch Hall Real Estate and Housing Company) is supporting the client in conducting the tendering process and has been specifically authorized to act as the contact point for bidders on behalf of and under the client's instructions. The project aims to implement measures to convert commercial space on the ground floor into storage rooms, commercial space on the upper floor into rental apartments, and to renew the water and sewage pipes and sanitary facilities throughout the entire building complex. The renovation is necessary for two key reasons: - Building maintenance: Due to the dilapidated water and sewage pipes, water damage in the building is increasing. The insulation and waterproofing in the courtyard will be renewed. Concrete repairs are also required on the arcades and staircases. - Leasing: Marketing commercial space is becoming increasingly difficult. This necessitates a change in the property's concept. Furthermore, additional living space will be created. The current estimated costs for the renovation are approximately €2.75 million (net) for cost groups 300-700 according to DIN 276. This tender covers the specialist planning services (technical building equipment services) according to Section 55 of the German Fee Structure for Architects and Engineers (HOAI) (basic services for phases 3-9 as well as certain special services in plant groups 1-5).
