The new LVR building at Ottoplatz 2, 50679 Cologne, will be constructed using conventional reinforced concrete. The building comprises two basement levels, a five- or six-story base structure (outer shell), and a 17-story tower (high-rise). The planned new building will have a gross floor area of approximately 37,800 m² above ground and approximately 11,300 m² below ground. The office and administration building will feature a flexible layout and various special-use areas (foyer and conference area, commercial unit, cafeteria, reprographics service, mailroom, delivery/supply and disposal area, storage, underground parking, vehicle maintenance area, etc.). The two basement levels will house technical equipment, the underground parking garage, and storage. The ground floor and first floor will contain special-use areas such as conference and meeting rooms, the mailroom, and delivery areas. Floors 2-16 comprise office space, while the 17th floor contains only technical facilities. The construction project implements the certification system of the German Sustainable Building Council (DGNB). The client's objective is to achieve PLATINUM certification. Corresponding sustainability aspects must therefore be considered during the delivery of services. The use of secondary raw materials or recycled products is to be prioritized and documented for all products. Likewise, the manufacturer's take-back of installed or auxiliary products at the end of their service life will be examined. A particular focus of the project implementation is the Cradle-to-Cradle concept, which envisions two separate material cycles – a biological and a technical cycle. The materials used in this project should, in principle, be reused or compostable without harmful residues after their service life. The obligation to contribute to achieving these objectives is an integral part of the scope of services.
