Housing association AAB's department 23 in Østerbro is to undergo an extensive renovation of the property's bathrooms. AAB's department 23 is a building from the 1920s and consists of four blocks located in outer Østerbro, of which three blocks are to be renovated. This tender only concerns total consultancy, as AAB has already entered into a contract with the general contractor, Nordstern ApS. The general consultant must enter into a collaboration with AAB and the general contractor according to the integrated construction model. The project is in period 1 of the collaboration phase, which has been extended. The general consultant must take over and complete the design from a previous consultant and conduct an investigation so that the project can move to the execution phase. This requires, among other things, that the general consultant and the general contractor can reconfirm the set target price for the project. In the execution phase, the project moves to design and execution as a turnkey contract, so that the general consultant becomes the general consultant for the general contractor. In the existing project proposal from the previous general consultant, AAB has identified a number of issues that require follow-up and quality assurance. The general consultant must therefore review and clarify a number of outstanding issues related to the project's solutions, regulatory requirements and utility companies and rectify them.
