Additional Requirements:

Main entry doors to the tenant space must support cipher lock access. If such hardware is not currently installed, the offeror shall ensure the doors can accommodate this feature and include any required modification costs in the shell rate.
Government will not consider collocation with agencies or tenants whose clientele or operations conflict with law enforcement functions.
Facility Security Level (FSL): II minimum
Space must be modern, high-quality, and suitable for professional use. Outdated or poorly maintained space will not be considered
Space shall be contiguous
Space shall be fully finished relet space
Fully furnished space is preferred but not required
If furnished space is provided, furnishings shall be professional grade and compliant with Federal safety standards
Minimum 48 workspaces in a mix of private offices and workstations
Conference room of at least 325 ABOA SF
IT room/closet of 100 ABOA SF with 24/7 cooling
Space is at or above ground level. No below grade space will be accepted.
Parking shall be secured, or have the ability to be secured

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.  Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).
