Under a works concession agreement and in compliance with site constraints, the concession holder will renovate and operate the establishment, offering a café-restaurant and other potential ancillary activities to animate the site throughout the year. These other proposed activities must contribute to enhancing the site and its surroundings and be compatible with the character of the green urban zone. The concession holder must commit to carrying out, at a minimum, the following mandatory work program: - Exterior and landscaping improvements: Vertical planting of the upper quay retaining wall, De-sealing of the lower (quay) terrace, Planting of vegetation on the lower terrace - Building: o Functional improvements: Closure of unused areas (unused areas on the quay, unused areas on the kitchen), Enclosure of the staircase, Extension of the upper quay o Improvement of the building's thermal performance: Exterior solar shading, Compliance with regulatory standards, Electrical compliance, Compliance with fire safety system standards, Accessibility for people with disabilities (lighting of the staircase leading to the basement, bringing the staircase up to standard, creation of slopes for accessibility to the upper terrace), Removal of materials and products containing asbestos, Ventilation - upgrading of the networks in the basement and ground floor, work to upgrade the wastewater network including the kitchen grease trap. The work is described in detail in the documents in the file. For consultation purposes only, the overall budget for these mandatory works is estimated at €680,000 excluding VAT (2024 value), excluding interior fittings, major maintenance and renewal (MMR) work, and other investments required over the contract period.
