Warehousing is priced on two axes that bidders must read separately: space and handling. Storage is charged per pallet or square metre per period and is driven by the profile of the stock -- how tall it stacks, how fast it moves, whether it needs ambient, chilled or secure conditions. Handling is charged per movement in and out and is driven by order profile, particularly the proportion of orders picked in individual units rather than full pallets, which is an order of magnitude more labour per item.
Accuracy obligations are the operational core of the contract. Buyers specify stock accuracy against a cycle counting regime, order picking accuracy, dispatch on time, and the process for investigating and settling discrepancies, with liability for loss and shrinkage allocated explicitly. Where the stock has a shelf life, batch and expiry management with first-expiry-first-out rotation is specified and audited, and where it is controlled -- pharmaceuticals, hazardous goods, weapons, evidence -- licensing, segregation and access control apply on top.
Systems integration decides whether the arrangement works in practice. The supplier's warehouse management system has to exchange orders, receipts, stock positions and dispatch confirmations with the buyer's systems, and the cost and timescale of that integration is frequently underestimated on both sides. Contracts also need to answer what happens at the end: whose racking and equipment, who owns the data, how long a stock transfer takes and who pays for it. An exit that has not been priced is a lock-in whatever the contract term says.
